What is a Quitclaim Deed?

A legal document that transfers whatever interest the grantor has in real property to another party, without guaranteeing the title or ownership of the property.

A legal document used to transfer ownership interest in real property without guaranteeing the validity of the title or any protections against claims from third parties. Quitclaim deeds are often used in estate planning to transfer property between family members or into a trust, but they offer no warranties of title, meaning the grantor is not guaranteeing that they have clear ownership. Because of this, quitclaim deeds are less commonly used in arms-length transactions where title assurance is required.
